ABOUT White Label Hips
1.1 Accreditation:
White Label Hips follows an Agreement to comply with the Codes of Practice of NHER Accreditation
Scheme. (see the code
of practice)
1.2 Services
At White Label Hips the services we offer includes, conducting energy surveys of residential
properties and also compiling Home Information Packs, thus providing a complete
solution.
2. INFORMATION ABOUT
HOME INFORMATION PACK
2.1 Contents
A Home Information Pack provided by White
Label Hips includes the following documents that are considered
mandatory:
- Index (i.e. a
list of the contents of the Pack)
- A sale statement
(summarising terms of sale)
- An Energy
Performance Certificate (Energy surveyor’s report on the energy rating of
residential property)
- Evidence of title
- Standard searches
(i.e. local authority enquiries and a drainage and water search)
- For leasehold
properties a copy of the lease
- For commonhold
properties, information of commonhold including a copy of the commonhold
community statement
- Where
appropriate, a New Homes Warranty
- Where
appropriate, a report on a home that is not physically complete
The
Home Information Pack Regulations 2006 set out provisions on the “required” and
“authorised” content of the Pack. The above are all the ‘required’ documents
that must be included in the pack. However, at your discretion, you may top up
the pack voluntarily to include any of the authorised documents listed below,
if you judge these documents to be of interest to prospective buyers:
- Guarantees and
warranties
- A Home Condition
Report
- Other searches.
2.2
Energy Performance Certificate
The survey of the property will involve following the Reduced Standard
Assessment Procedure (RDSAP), devised to measure the overall energy efficiency
of a domestic home and its environmental effects. The report essentially
includes the ‘Energy Efficiency Rating’ of the property, ‘Environmental Impact
Rating’ (an estimate of carbon emissions) and the recommendations as
appropriate to improve these ratings.
3. CONTRACT
3.1 Legal Contract
By placing an order to commission a Home Information Pack or the Energy
Performance Certificate through White
Label Hips you warrant that:
you are legally capable of entering into
binding contracts;
and you are at least 18 years old.
3.2
Service Level Agreement
From the stage of ordering either the Energy Performance Certificate or the
complete Home Information Packs through us, we take full responsibility, which
includes liaising directly with the vendor(s), arranging appointments and site
visits, etc.. Our SLA for all correspondences is 24 hours as well as delivery
of the Energy Performance Certificate from the time of the site visit. For the
completion of the Home Information Pack is 7-10 working days, albeit it may be
a lot sooner. Once completed the HIP will be delivered electronically for
download and viewing of the pack or a hard copy posted to the commissioning
office or to yourself.
4. POLICIES AND
PROCEDURES
We are committed to providing a quality service to all clients at all times. We
pledge to abide by a Complaints Policy, approved by NHER. This can be provided
for viewing upon request at anytime without any purchase necessary.
5. PRICE AND PAYMENT
5.1 Prices
The price of any of the above services are as quoted
at the time of ordering and all quotes are valid for seven days. There will
be no VAT to pay on all sales and will only include electronic delivery of
Energy Performance Certificate or the Home Information Pack. Additional charges
apply if you require any other format of the the pack as well as other costs
should you need it to be delivered by post..
5.2
Payments
Payment will be required upon ordering the Home Information Packs, and it may
be made by BACS transfer, cheque or online and on one exception, by cash at the
time of the site visit for the energy survey. Also please note that all online
card transactions will bear 2.9% fee. Should you need to make payments using
any other means please discuss this at the time of ordering.
6. CANCELLATION
6.1 Your rights of cancellation
You may cancel at any time prior to the delivery of the Home Information Pack
without incurring the full cost. To cancel this Contract, you must inform us in
writing by email or by post. However, if you cancel the Contract you may be
liable for the costs of any Third Party Reports already ordered or obtained by
us on your behalf in accordance with the provisions of clause 7.2.
6.2 Our rights of cancellation
We reserve the right to refuse to accept your order for a Home Information Pack
at our discretion. We may suspend provision of a Home Information Pack
immediately if you fail to comply with the terms and conditions or your
previous actions give us reasonable grounds to believe that you may fail to do
so in the future. There may be other circumstance when we may exercise this
right, however, we shall notify you via email.
7. OBTAINING REPORTS
FROM THIRD PARTY
7.1 Consent to obtain information
During the compilation of the Home Information Pack, you acknowledge and agree
that, we may, and as it will be necessary, obtain reports and other information
from third parties on your behalf in relation to the Property being sold. These
may include, but are not limited to:
- Energy
performance certificates prepared by external government-licensed 'Home
Inspectors' or 'Domestic Energy Assessors';
- home condition
reports prepared by external government-licensed 'Home Inspectors';
- copies of records
relating to the Sale Property held at the Land Registry;
- local enquiries,
local land charges register searches, and drainage and water enquiries;
- and any other
specialist reports required.
7.2 Third Party Costs
In the event that you exercise your right to cancel the Contract in accordance
with the provisions of clause 6.1, we reserve the right to charge you for any
costs incurred by us in ordering or obtaining third party reports on your
behalf prior to the date of cancellation of the Contract. |
